With Steve's permission we can tell you the following story involving his villa,
and how it became unrentable.

Steve's villa has not been operational for 8 months due to the flood from the leak from the icemaker.

The main feed to the ice maker from the mains, via the fridge freezer, burst causing water to fill the whole villa - about 4 to 6 inches deep. The villa was not occupied at the time and so the water went unnoticed until a neighbour saw it flowing out of the garage.

Here is part of an email Steve sent us:
Christ things just get worse and worse.  The villa is dealt with at the moment by the insurance company who is looking at taking 4 ft of the dry wall out in respect of the leak we had.  I don't know if they will cover all the repayment bills but at the moment the house if not open for business.  I have had the insurance guys tell me that the villa will take 2 months to repair and they are hopefully replacing all the carpet and furniture.  (Fingers crossed)   At the moment until the house is sorted I have to deal with the insurance people, as well as arrangement to let people in that have been employed to help dry the place out.  As soon as the villa is ready it will be available for renting again.

In another email Steve informed us:
The main reason is the Insurance company had to do tests on the mould from the walls before treating it.  Also arranging how much we were to receive regarding the damage caused,  At the moment it is estimated at $60k.  We finally found a builder to carry out the work at a cost of $23k for the building work.  Approximately $20k damage to the furniture and the fittings.  And finally $15k for the mould treatment and labour involved taking up the floor and removing the interior wall (4ft) due to water retention.  We lost 5 rentals but our insurance covered that and we arranged to move the rentals.

The building work should take one month and should be completed in Feb 2004.  Then we have to arrange for the furniture to be replaced - we now have to go out and choose what we want.

grabAvilla thanks Steve for giving us permission to tell the story as this no doubt will help other villa owners to keep a check on old fittings like plumbing, electrical, etc...
