Each and every home on this site is an actual home that is available through booking direct with the owner. grabAvilla Ltd does not own any of the rental or sales properties featured. They are the private property of numerous individual owners who have paid grabAvilla for extra exposure. Each property is therefore decorated and has individual features unique to that property. As a result of our trading policy grabAvilla Ltd cannot guarantee that any featured home totally matches all the details shown on a business card, web page or web site. Each web page or web site is designed by individual owners to promote their rental property. Business card web pages produced by grabAvilla can only describe a property by the pictures and comments given. Although every endeavor is made by those working on behalf of grabAvilla Ltd to check the accuracy and content on the web pages, there can be no guarantee of accuracy - grabAvilla Ltd is not able to guarantee that the pictures or text matches the specified property - the pictures and text can only be used as a guideline. The individual owners may alter decor or features as they want. grabAvilla Ltd cannot be legally held responsible for unknown alterations to any property or villa by investors, property owners or villa owners. grabAvilla Ltd strives to ensure each site is as accurate as conveyed at the time the villa was linked to from our Internet site. Any grabAvilla web site or web page was built to be as accurate as possible at the time the page or web site was designed. grabAvilla Ltd cannot be held responsible for any changes the owner has made to the villa. We strive to keep the pages up to date, but we cannot be responsible for any difference that might occur between the web page. business card (a web page on the grabAvilla site) or web site and the actual rental property. 

We recommend that people renting the property should find out from the owner of the property as many details as possible about the property. Prices and Decor are subject to change. grabAvilla Ltd does not get involved in the booking process and we therefore recommend anyone who is intending to rent a property on the grabAvilla.com web site  to communicate with the villa owner in order to establish the criteria for a rental agreement. grabAvilla Ltd solely aims to put renters in touch with people that own property abroad and in the UK. We cannot guarantee the property in any way. We do help people who are having difficulty booking a villa, but we are not a booking service and no income is made by grabAvilla Ltd through renting a property. Any Villa sold through initially contacting grabAvilla is the sole responsibility of the broker and the seller. grabAvilla is not responsible for any part of the sale, grabAvilla simply puts customers in touch with villa sales brokers and people wishing to sell their property.

Villa owners that join grabAvilla can request to have their membership suspended if they are having any problems relating to their villa(s). grabAvilla will not give refunds once the link has been set up as the money paid for a link is invested in promoting the grabAvilla name, so it is not possible to give a refund as the fund does not exist once the link is made. Selling a villa can only lead to the link being suspended. Links can be transferred to knew owners and left running until their renewal is due. In such cases villa owners are obliged to notify grabAvilla Ltd of change of ownership.

We reserve the right to change the listing price and membership price at any time. Such changes will be made with an aim to maintaining a strong competitive position in the market. We also reserve the right to not list any owner who violates our terms and conditions stated above. We will make every effort to help list new members and assist them with advice to make their web site suitable for listing on our site. When we say "we" we mean the directors of the company only.
